Maintenance Information

If you are having maintenance issues, please submit a work order through your online portal. Online maintenance requests allow us to better track maintenance issues and coordinate with vendors.


If you are having a maintenance emergency, please submit a work order if possible and call the office.


If you are experiencing a maintenance emergency outside of office hours, please call Julie.

  • Burst pipes or severe flooding
  • No heat
  • No water
  • No electricity
  • A collapsed ceiling
  • Any condition that makes the property unsafe or uninhabitable

  • What do I need to know for move-in?


  • How do I report maintenance issues?

    If you are having maintenance problem, please submit a work order in your online portal. It makes it much easier for our team to track and schedule maintenance problems.


    We will do our very best to get your issue resolved within a reasonable timeframe. For same cases we have to rely on third party vendors and are at the mercy of their schedule. 


    For an update regarding your maintenance request, please call the office or send us a text message.

  • Am I required to have renters insurance?

     Yes. Renters insurance is required prior to move-in. 


    Residents are strongly encouraged to renew their policy annually, as outlined in the lease agreement.  


    Distinctive Rental Properties is not responsible for loss, theft, or damage to tenant belongings.

  • Can I add a pet to my lease?

    Pet policies vary depending on the specific property and property owner. Please inquire about the property you are interested in for specific pet policies.


    We do not allow dog breeds commonly classified as “vicious breeds,” including but not limited to:

    • Pit Bulls
    • Rottweilers
    • Dobermans
    • German Shepherds
    • Huskies
    • Malamutes
    • Mastiffs
    • Chow Chows
    • Presa Canarios

    Mixed breeds may be approved on a case-by-case basis, and applicants must provide a photo of the dog.

  • Can I break my lease?

    There are various reasons that would require one to break their lease. In most situations, if you wish to break your lease, you are still responsible for paying rent up until we are able to find a new tenant to live in the property. 


    If you know someone who is interested in taking over your lease, please email us. Their application must be approved in order for them to be able to take over your lease.

  • How do I renew my lease?

    Lease renewals are reviewed on a case-by-case basis. Rent increases are determined by the owner of the property, and not our office.


    For in-season leases (leases beginning between May 1 and August 1):

    Renewal offers are typically sent in January or February

    Signed renewal agreements must be returned by March 31


    Off-season leases are reviewed and renewed individually.

  • What do I need to do when I move out?

    Please refer to our Move-Out Checklist for instructions on preparing your unit for move-out. The completed Move-Out Checklist  must be returned with your keys upon move-out.


    If you have a garage opener, please leave it at the property, do not turn it in with your keys.


    Please make sure to remove all furniture and personal property from the premises to avoid additional charges.


    Additionally, do not forget to set up mail forwarding. Mail forwarding can be set up through the United States Postal Service at:
